Job Overview
We are seeking an experienced Housing Inspector to perform housing quality standard inspections in compliance with HUD standards.
This is a 1099 independent contractor role- ideal for professionals seeking stable work with a flexible schedule.
We are seeking a dedicated and detail-oriented HUD/Housing Quality Inspector to join our team and ensure the safety, compliance, and quality of housing units within our community. In this vital role, you will conduct thorough inspections of residential properties to verify adherence to Housing and Urban Development (HUD) regulations, Fair Housing laws, and local building codes. Your expertise will help promote safe, affordable, and high-quality housing options for individuals and families throughout the Chicagoland area. Duties
- Perform comprehensive inspections of residential units to assess compliance with HUD standards and local property management regulations. Inspections include: Initial Inspections of vacant or proposed units prior to lease approval; Biennial Inspections of occupied units, Reinspection’s to verify that previously identified deficiencies have been corrected; Emergency Inspections within twenty-four (24) hours of notification, Special Inspections, including complaint-based inspections or inspections specifically requested, Quality Control Inspections to monitor inspection accuracy and regulatory compliance; and Other Inspections as requested to ensure ongoing compliance with HUD regulations and Housing Choice Voucher Program requirements.
- Identify maintenance issues, safety hazards, or code violations; document findings accurately and thoroughly.
- Collaborate with property managers, landlords, tenants, and social service providers to address identified issues and promote compliance.
- Review property management records, lease agreements, and repair logs to verify ongoing adherence to housing quality standards.
- Utilize property management tools to prepare detailed inspection reports, checklists, and compliance documentation, in accordance with reporting requirements
- Stay current on HUD regulations, Fair Housing laws, Section 8 policies, and other relevant guidelines and regulations
Experience
- Strong knowledge of property management practices, property management tools, and housing assistance programs
- Demonstrated ability to conduct detailed inspections in accordance with Housing Quality Standards (HQS) and HUD regulations.
- Excellent client communication skills; capable of explaining complex regulations clearly while maintaining professionalism.
- Proficiency in Microsoft Office Suite (Word, Excel) for report writing and data tracking
- Ability to work independently in the field while managing multiple inspections efficiently; strong organizational skills are essential.
Requirements
- Experience in affordable housing inspections or related field a MUST
