Quality Control Manager
Overview:
The General Contractor will act as the Quality Control Manager herein referred to as the (GCQCM) who will review the construction projects to ensure compliance with the Local Municipalities approved stamped set of plans and specifications, State and Local Codes, and established standards and project requirements. Reporting directly to the PM Coordinator, the GCQCM will provide written reports detailing observations, supported by photographic evidence, and will identify critical and non-critical issues with recommended solutions as applicable. Additionally, the GCQCM will conduct monthly training sessions for project managers to reinforce company standards and share lessons learned.
GC license is a plus.
Responsibilities:
● Submit biweekly reviews reports (or as required) to assess the project’s progress, quality, and compliances as noted above.
● Within 24 hours, the biweekly written review reports are to be uploaded into Builder trend. Reports must include photographic evidence to support the findings.
● Highlight critical issues requiring immediate attention and provide recommended solutions for remediation.
● Identify non-critical items, flagging them for project manager review.
● Conduct monthly training sessions for project managers to emphasize company standards, share lessons learned, and promote continuous improvement.
Communication Protocol:
The GCQCM will communicate findings through the PM Coordinator, who will address the reports with project managers during weekly meetings, either onsite or in the office.
Scope of Inspections:
The Quality Control Manager will be responsible for reviewing and validating the following items:
Confirm the survey staking for properties has been performed, with special emphasis setback requirements on side yards
Confirmation of footings.
Verification of slab quality.
Assessment of site clean-up requirements and dumpster usage.
Assess the project temporary power pole installation and temporary power availability.
Confirm presence and maintenance of job boxes containing plans and other relevant information, with special attention of any drawings needed for approved plan modifications
Confirm presence of temporary water facilities
Confirm presence and maintenance of required silt fencing and temporary protection.
Before the start of construction address the availability of water connections required for the start of construction activities. If water connections are not immediately available for the start of construction, make recommendations for temporary water supply.
Availability of sewer connections.
Quality of masonry walls.
Review of rough openings on all walls and floors (where accessible).
Inspect presence of Hurricane Strap(s) and hangers in masonry and truss installation. Review layout with PM and Subcontractors
Roof installation quality review (via images if necessary).
Verification of window and door installation.
Review of rough trades (e.g., HVAC, electrical, plumbing).
Inspection of rough framing.
Assessment of the installation of the walls and ceiling insulation.
Drywall inspection.
Stucco application review.
Exterior stone quality assessment.
Landscaping review (e.g., grass, trees, bushes, irrigation).
Compensation:
Expected compensation is $120,000 per year with a possible bonus at the year end.
