Maintenance Technician – Inspector Jobs in Springfield, MO at HAS Properties

Maintenance Technician Role: is responsible for completing required steps to ensure vacant units are restored to market ready status Performs various unskilled, semi-skilled and skilled tasks in the general maintenance, painting, wall preparation, repair and upkeep of buildings, equipment, facilities and grounds with responsibility for work performance in several trades. The work requires the use of hand, machine, and power tools and a variety of other mechanical equipment, as well as the exercise of technical independence in determining work methods and procedures. Replaces smoke detectors, electrical switches and outlets, outlet and switch covers, light fixtures, thermostats, and exhaust fans. Troubleshoot electrical systems, diagnose electrical shorts, detect and repair faulty electronic systems. Unstop sewers and drains. Perform rough and finished carpentry. Install a variety of hardware and fixtures.

Inspector Role: Pick up assigned daily inspection list from inspection coordinator and schedule your route for the day. Travel to each unit that needs inspected and conduct an initial, annual, biennial, complaint, special, quality control, and re-inspections for HCV/PBV units in accordance with HUD Housing Quality Standards or NSPIRE.

Identify and document any de efficiencies found during the inspection on the inspection forms, making sure the forms are completed in full.

Take pictures of any deficiencies and/or unit conditions to document the items that do not meet HUD Housing Quality Standards/NSPIRE

Submit all inspection paperwork and documentation to the Inspection Coordinator.

Able to effectively and professionally communicate both orally and in writing, including over the phone. Able to meet physical requirements of the position, such as climbing stairs and ladders; walking, kneeling, standing, squatting, twisting and bending for long periods of time. Able to execute job duties under stressful circumstances such as last minute deadlines or other difficult situations.

A valid drivers’ license and reliable transportation will be required. Requires background check and must be able to pass drug screening.
