Job Description:
We are seeking a detail-oriented and results-driven Purchase Executive to join our team in the real estate sector. The ideal candidate will be responsible for managing procurement activities related to construction materials, services, and other resources required for the development of real estate projects. This role will require effective communication, strong negotiation skills, and an understanding of the construction and real estate markets.
Key Responsibilities:
Procurement Management:
Source, negotiate, and procure construction materials, tools, services, and other resources required for real estate development projects. Ensure timely and cost-effective procurement.
Vendor Relationship Management:
Build and maintain strong relationships with suppliers, vendors, and contractors to ensure continuous supply and optimal pricing. Evaluate new vendors and suppliers regularly for cost efficiency and quality.
Inventory Management:
Monitor and manage inventory levels to avoid project delays. Ensure materials are delivered on time, as per project requirements. Coordinate with the project teams to plan material requirements in advance.
Budget & Cost Control:
Assist in preparing and managing the procurement budget. Identify cost-saving opportunities and ensure procurement is done within the allocated budget.
Contract Negotiations:
Negotiate contracts, prices, and terms with suppliers and service providers. Ensure that agreements comply with legal and company standards.
Documentation & Record Keeping:
Maintain accurate procurement records, contracts, and other documentation related to the purchase process. Ensure all procurement activities comply with legal and company standards.
Market Research:
Stay updated with the latest trends in construction materials, market prices, and supplier options. Analyze market conditions to make informed purchasing decisions.
Coordination with Project Managers:
Work closely with project managers, construction teams, and other stakeholders to ensure that all material requirements are met as per the project timelines and specifications.
Compliance & Quality Assurance:
Ensure that purchased materials meet quality standards and comply with project specifications. Handle quality control inspections and resolve any material-related issues promptly.
Qualifications:
Education:
Bachelor’s degree in Business Administration, Supply Chain Management, Civil Engineering, or related fields. A Master’s degree or relevant certifications is a plus.
Experience:
2-4 years of experience in procurement, purchasing, or supply chain management, preferably in the real estate or construction sector.
Skills:
Strong negotiation and communication skills.
Ability to manage multiple tasks and prioritize effectively.
Proficient in Microsoft Office Suite (Excel, Word, PowerPoint).
Knowledge of procurement software and ERP systems is a plus.
Attention to detail and ability to maintain accurate records.
Knowledge of the real estate and construction industry.
