Job Title: Quality Control Specialist (Mortgage Compliance)

Job Description:
The Quality Control (QC) Specialist is responsible for performing thorough reviews of mortgage loan files at various stages of the loan origination process (including pre-closing, post-closing, and audit preparation) to ensure compliance with regulatory guidelines, investor requirements, and internal policies. The QC Specialist plays a pivotal role in ensuring compliance and quality standards, protecting the organization from regulatory risks, and supporting the company’s commitment to excellence and accuracy in mortgage lending. This role is critical in mitigating risks, ensuring loan file accuracy, and maintaining compliance across the organization.
Key Responsibilities:
Loan File Review & Compliance:
Perform detailed quality control reviews on mortgage loan files at multiple stages (pre-closing, post-closing, audit preparation).
Evaluate loan files for adherence to guidelines including Fannie Mae, Freddie Mac, FHA, VA, USDA, Non-QM, and Renovation loans.
Ensure compliance with federal and state regulations, including RESPA, TILA, ECOA, Fair Lending laws, and investor-specific guidelines.
Documentation and Accuracy:
Verify the accuracy and completeness of documentation, including income verification, asset validation, credit reports, appraisals, and title documentation.
Identify discrepancies, inconsistencies, or compliance issues within loan files, escalating as necessary to management or other relevant teams.
Risk Mitigation & Issue Resolution:
Assess potential risks identified during loan file reviews and recommend appropriate corrective actions or mitigation strategies.
Collaborate with operations, underwriting, and compliance teams to resolve any identified issues promptly and accurately.
Reporting & Record-Keeping:
Document findings from QC reviews, maintaining comprehensive records for audit purposes and regulatory compliance.
Generate reports highlighting quality control findings, trends, and actionable insights for management review.
Regulatory Updates & Knowledge Maintenance:
Keep abreast of changes in federal, state, and investor guidelines, ensuring QC practices remain compliant and up to date.
Participate in ongoing training and professional development to remain current with industry standards and regulatory requirements.
Process Improvement:
Identify opportunities to streamline QC procedures, recommending improvements to enhance efficiency and reduce risk.
Support development and implementation of quality control best practices and training programs across relevant departments.
Communication & Collaboration:
Clearly communicate review findings to loan officers, processors, underwriters, and management, ensuring issues are understood and addressed timely.
Act as a resource for clarification and interpretation of QC and compliance-related questions.
Qualifications:
Education:
Bachelor’s degree in Business, Finance, or a related field preferred.
Relevant certifications (e.g., Certified Mortgage Compliance Professional (CMCP), Certified Mortgage Banker (CMB)) are advantageous.
Experience:
Minimum of 3 years of experience in mortgage quality control, compliance, underwriting, or related roles.
Familiarity with standard underwriting guidelines including Fannie Mae, Freddie Mac, FHA, VA, USDA, Non-QM, and Renovation loans.
Skills & Knowledge:
Comprehensive understanding of mortgage compliance regulations (RESPA, TILA, ECOA, Fair Lending).
Proficient with loan origination systems, mortgage document management systems, and Microsoft Office Suite (Word, Excel, PowerPoint).
Strong analytical, organizational, and detail-oriented skills.
Excellent written and verbal communication abilities.
