Position Overview
To lead the planning, design coordination, procurement, execution, testing, commissioning, and handover of all MEP systems across projects, ensuring quality, cost efficiency, timely delivery, statutory compliance, and customer satisfaction.
Key Responsibilities:
1. MEP Design & Engineering
• Lead MEP design development from concept to construction stage.
• Review and approve HVAC, Electrical, Plumbing, Fire Fighting, ELV, BMS, STP/WTP, and Utility designs.
• Coordinate with architects, structural consultants, and external MEP consultants.
• Ensure optimized and value-engineered MEP solutions.
• Drive design standardization across projects.
2. Project Planning & Execution
• Develop MEP execution strategies aligned with project schedules.
• Monitor installation progress across all projects.
• Ensure achievement of project milestones and timely completion.
• Resolve technical issues impacting construction progress.
• Lead site teams during execution and commissioning.
3. Cost Management & Budget Control
• Prepare and monitor MEP budgets.
• Review BOQs, specifications, and cost estimates.
• Identify value engineering opportunities and cost-saving initiatives.
• Control variations, claims, and change orders.
• Monitor project cash flow related to MEP packages.
4. Procurement & Contract Management (MEP Items)
• Finalize technical specifications and tender documents.
• Evaluate vendors, contractors, and suppliers.
• Participate in techno-commercial negotiations.
• Monitor contractor performance and contractual compliance.
• Support strategic sourcing and procurement initiatives.
5. Quality Assurance & Compliance
• Establish MEP quality standards and SOPs.
• Conduct periodic quality audits.
• Ensure compliance with NBC, IS Codes, Fire Department regulations, PCB regulatory, Electrical Inspectorate requirements, and local statutory norms.
• Drive defect prevention and quality improvement initiatives.
6. Testing, Commissioning & Handover
• Develop commissioning plans for all MEP systems.
• Ensure successful testing and integrated system performance.
• Manage authority inspections and approvals.
• Oversee project handover to facility management and customers.
• Ensure closure of snag and punch-point lists.
7. Stakeholder Management
• Coordinate with consultants, contractors, government authorities, and internal teams.
• Present project status and risks to senior management.
• Support customer-facing technical discussions where required.
Qualifications
• B.E./B.Tech in Mechanical or Electrical Engineering.
• Relevant certifications in MEP, Project Management, Energy Management, or Building Services preferred.
• Proficiency in required Soft-skills like Autocad, MS office, MS project/primavera are must. ERP knowledge, BIM, etc. are preferred.
Experience
• 7-10 years of post-qualification experience in large/medium scale residential, mixed-use & commercial developments.
• Min 5 years working experience with real estate developers / builders
